Work-winning – An increasing number of clients and their partners such as SCAPE require BIM Level 2 with handover information in COBie.

Customers are asking for BIM and COBie without really understanding the implications/costs that will result from a contractor not delivering it.

Until recently, they haven’t been able to check the quality of the data (i.e. not simply the geometry). Many projects claiming to deliver L2 leave the client or their FMs having to commission visual room by room surveys to try and create asset registers. Such surveys cannot pick up critical items such as fire dampers that are not visible, leading to unacceptable risks – particularly in today’s climate.

What’s the reputational damage for clients accepting buildings with poor information that makes it unsafe?

Where these surveys are the only option, they can still cost over £200k and, although it doesn’t come out of the CAPEX budget, this adds considerable cost and disruption which clients should factor into their procurement.

 

In a competitive, cost-driven, market, contractors with the skills and desire to deliver quality outcomes can make this a differentiator which should influence (the increasing number of) clients who want to avoid that risk.

Risk Reduction – Contractors are highly dependent on their designers and supply chain to provide the information the contractor is contractually required to deliver. These different firms are using different applications (or the same applications in different ways) and producing data (not simply geometry) that is difficult to verify. Asset Information Requirements are provided as documents that must be manually interpreted and the submissions manually verified.

Designers, supply chains and contractors are highly dependent on a growing number of “BIM Experts” appear to work some magic to deliver handover models. Just QA procedures have removed the need for heroes in the mainstream construction process, if the contractor has standardized processes, templates and tools that provide designers and suppliers with exactly the data it expects and automatically reports when it isn’t delivered, the risks will be reduced.

Retro-BIM – Clients who have recognized the value of better asset information should be receptive to an offer to help them with their existing buildings. Aside from additional works such as measures to reduce energy costs and services income that can generate, it enables contractors to speak to a different stakeholder group within the clients – perhaps those looking at how the estate needs to change to support business strategy.
